What an EBA will tell you
Why a home is offered for sale is often kept hush-hush. When a traditional real estate agent represents a seller, he/she may not disclose the seller’s motivation to the buyer. He/she may not reveal conversations with the seller that would strengthen a buyer’s bargaining position. Yet this information can have a major impact on the amount offered as well as selection of closing date. However, if an EBA discovers the seller’s motivations, he/she can share that information with the buyer. At times, this information may impact a buyer’s offer.
EBAs can recommend any For Sale By Owner (FSBO) properties, whereas many traditional agents tend to steer buyers away from these opportunities. EBAs insure that home buyers have confidence when evaluating FSBOs.
Another thing a real estate agent representing a seller may not tell you are specific reasons you shouldn’t buy a house they have listed. An EBA will point out those shortcomings to the buyer.
Agents who aren’t EBAs may not recommend “For Sale By Owner” homes available in the neighborhood. EBAs will point out other options for sale that may not be represented by a real estate agent.
Finally, EBAs will proactively tell inspectors that they (the inspector) are working for the buyer—not the seller, not the seller’s agent and not the buyer’s agent either. It’s just another way an EBA looks out for his/her clients.
